Location is one of the most important factor in finding the best home. You want to find a property that is in a great area, specific to your needs. With strategic knowledge of the market and statistical data, I ensure you are buying for the right price in your area.

The buyer’s agent’s commission is paid by the seller. The buyer will not have to pay any commission to the Realtor; a great benefit to have when buying a home as every penny counts during the whole process. You will have the opportunity to save for other areas such as, down payment.

Local Professional Resources

After finding your ideal home, you will want to have a few experts inspect the property to ensure no hidden red flags. Providing you with resources and working with the top professionals in our industry, such as, home and termite inspectors, mortgage lenders, attorneys, title companies and many other professions. This is guaranteed to be a great buying experience. 

Showings

Showings are a professionally scheduled appointment that gives a potential buyer the opportunity to tour a property. Before the showing, property details are carefully reviewed to ensure the property meets the buyers needs. Showings are schedule to benefits all parties involved.

Experiences With Contracts

Paperwork is a large part of the purchasing process. As your buyer’s agent, all contracts that are involved will be thoroughly reviewed with you. Whether you are a first time home buyer or purchasing another home, once you're under contract, a large part of my day-to-day responsibility is making sure all the necessary paperwork is processed using the correct guidelines. Additionally, I will connect with your lender to ensure that you have all the necessary paperwork in order to meet the underwriting requirements on your loan. I will also follow up about the appraisal and, if needed, handle those negotiations. Lastly, I will make sure you have a firm loan commitment in place when it's time to close.

Negotiations

During a transaction, buyers and sellers don't actually communicate with each other directly. Instead, the agents will do the communicating. Along with my knowledge of the local real estate market, I know how to negotiate making sure that you get the most reasonable and best price. Knowing the neighborhoods, whether it is from selling/buying previous homes in similar/nearby neighborhoods or just doing a Comparative Market Analysis (CMA), I have an understanding of what a reasonable price will be for your specific property. Negotiations don't stop as soon as an offer has been accepted. Rather, a second round of negotiations occurs once the inspections have been completed and there are other opportunities to negotiate throughout the buying process.

Communication

Staying up to date with everything that is going on and keeping in touch with other agents, sellers, lenders, contractors, and builders is vital. As the buyer, you do not want any delays during the transaction.

I pride myself in my organizational skills that will help you succeed. I will keep everything in check and focus on getting all tasks completed as scheduled.

There are a lot of moving parts and a lot of people who need to be kept in the loop. You can count on me to communicate on your behalf and make sure that you stay informed throughout the process.
